New York never stops building — and every fit-out, lobby renovation, and tenant build ends the same way: with a cleaning deadline tied to a move-in or inspection date. Post-construction cleaning is a discipline of its own, and generalist cleaners regularly underestimate it.
The Three Phases
1. Rough clean
Debris out, stickers and protective film off, dust-down so the trades can finish. Fast and physical.
2. Final clean
The detailed pass: high-dusting of new ductwork and ceiling voids inside (the source of that "renovation smell" for months if skipped), HVAC grille and diffuser cleaning, cabinet and millwork interiors, window frames, and fixture detailing.
3. Sparkle / move-in clean
48–72 hours before occupancy: fingerprints, glass, floors burnished or sealed, restrooms sanitized and stocked, checklist-signed.
The NYC Twist: Occupied-Building Turnovers
Most Manhattan and Brooklyn work happens in occupied buildings — which means freight-elevator bookings, dust containment at the work zone, after-hours schedules, and a COI the landlord's office will actually approve. A vendor without tower experience costs you days here.
Scope It by Checklist, Not by Square Foot Alone
